Current Owner Title Search is ideal for foreclosure auctions, pre-tax auctions, short sales, by-owner transactions, refinance, checking for clear title. Full Title Search is a great option for bank owned properties, foreclosure auctions where its important to receive all copies pertaining to the Title including copies for any outstanding liens, mortgages, assignments, deeds, judgments recorded against the property, current and prior owners.

30 Year Title Search

Chain of title search going back 30-years, open mortgage and assignment search on all owners in the chain of title, federal, state and municipal lien search on all owners in the chain of title, HoA (Home Association) lien search on all owners, Civil judgment search including Foreclosure Proceedings, as well as tax delinquency status. All of the Property related information is captured on the 30-Year Title Search summary page. Recording Service

We can ensure delivery of original real estate documents (mortgage, assignment, release, etc.) directly to the County Recorder's office for immediate recording. We do this by utilizing our network of recording agents that walk your documents directly into the courthouse. This is the recording service to use when you need a document recorded by a certain deadline. We can return a photocopy, time stamped copy or original recorded document back to client upon recording, depending on county regulations.

A Bringdown / Update search

An Update is a search of specified property from date of last search forward to check if there have been any new filings or activity on property this can also be provided prior to recording document. This ensures no liens or judgments have been recorded on the property since the last title search was performed and is done before recording a new mortgage or deed of trust. An update report is provided as well as evidence of the document being recorded.
